LOAN PROGRAMS:

The mortgage industry is constantly changing, and new loan programs are becoming available all the time, even as some of the previous loan programs are being eliminated.
As a national mortgage lender, Proficio Mortgage is committed to providing the best
programs available through it’s many sources. Some of the loan products that may be of particular interest to Florida Hospital Employees are as follows:

Trailing Spouse Relo (TSR) – This program is unique in that it gives credit for the future, projected income of spouse/co-borrower of the relocating employee. This program will be available to many new hires or relocating employees that are involved in Florida
Hospital’s expansion into the Central Florida area. (more information)

If your relocation is a documented corporate relocation, and you are the primary wage earner of your family, some of the anticipated income from a job that the secondary wage earner may be considered as acceptable stable income for qualifying purposes even though the other wage earner may not have secured employment yet, subject to certain restrictions. FHA Loans – these loans are insured by the Department of Housing and Urban Development/Federal Housing Administration, and are available with as little as
3% down-payment!, with attractive, low interest rates and flexible qualifying guidelines.
Maximum loan amount is currently $353,750 in Central Florida counties.
You DO NOT have to be a first-time homebuyer to qualify for this loan, nor do you need to have a perfect credit history.

Conventional-Conforming Loans – most borrowers fall under this category. They generally require a minimum of 5% to 10% down payment with loan amounts up to $719,250. (through 12/31/08).

VA Loans – VA loans were created to help military veterans or active-duty military to finance the purchase of their home with NO MONEY DOWN and affordable rates and terms. The Veterans Administration guarantees a portion of the loan balance to lenders who make these loans. First-Time Homebuyer Loans – These loans are commonly referred to as “Bond” loans and are generally offered through state or local governmental housing finance authorities.
Are you a first-time homebuyer? Do you need assistance with down-payment and closing costs? If so, you may qualify for one of these programs, including the “FLORIDA HEROES” (includes most health-care workers) program available through the State of Florida Housing Finance Authority.
